At Ghar Apna PG, we believe in maintaining complete transparency and fairness in electricity billing for all tenants. Since PG accommodations involve shared living arrangements, electricity usage varies from tenant to tenant, especially between AC and Non-AC occupants.
To avoid confusion and ensure a smooth living experience, we follow a structured electricity billing system as explained below.
Electricity charges are calculated based on the actual electricity bill received from the electricity provider.
The total electricity bill amount is divided by the total units consumed to determine the per-unit rate.
Total Electricity Bill = ₹12,000
Total Units Consumed = 600 Units
Per Unit Rate = ₹12,000 ÷ 600 = ₹20 per unit
This per-unit cost is then used for all electricity calculations.
Because AC rooms consume significantly more electricity than Non-AC rooms. Equal distribution would unfairly burden tenants who consume less electricity.
To maintain fairness, AC electricity consumption is calculated separately through dedicated AC meter readings or room-wise calculations.
Total Units Consumed = 600 Units
AC Consumption = 300 Units
Common Usage = 300 Units
Per Unit Cost = ₹20
300 × ₹20 = ₹6,000
This amount is divided only among AC room occupants.
₹6,000 ÷ 10 Tenants = ₹600 per tenant
Non-AC tenants are not charged for AC electricity consumption.
In shared PG accommodations, electricity and operational expenses continue regardless of whether a tenant is physically present in the property or not.
Therefore, if a tenant’s tenancy remains active, electricity charges will continue to apply even if the tenant is absent for:
A few days
One full month
Multiple months
Or any extended duration
As long as the bed/room remains reserved under the tenant’s name and tenancy is active, common electricity charges remain payable without exception.
Common Electricity Bill = ₹6,000
Total Tenants = 10
Individual Share = ₹600
Even if a tenant remains away for an extended period, their share remains applicable because the accommodation and utilities continue to remain reserved and operational under their tenancy.
PG accommodation operates on a shared occupancy system. Daily or temporary absence-based calculations are not practically feasible and create operational disputes among tenants.
If a tenant occupies an AC room, AC-related electricity charges continue as long as the tenancy remains active, irrespective of whether the tenant is physically staying in the property or not.
This policy applies even if the tenant remains absent for:
One month
Two months
Three months
Or any longer duration
The room/bed remains reserved under the tenant’s name during the active tenancy period; therefore, AC electricity sharing rules remain applicable.
If the AC was used by co-tenants during the tenant’s absence, the management may allow the absent tenant to mutually discuss and request an adjustment or refund directly from the co-tenants who used the AC.
However:
Such adjustments are purely mutual understandings between co-tenants.
Management is not responsible or legally bound to enforce any refund or compensation between tenants.
Refunds, if any, completely depend upon the willingness and mutual consent of the co-tenants involved.
If one or more beds in a shared AC room remain vacant, the remaining active tenants are still responsible for the full AC electricity charges of that room.
AC Consumption = 180 Units = ₹3,600
Room Capacity = 3 Beds
If only 2 tenants are active:
₹3,600 ÷ 2 = ₹1,800 per tenant
Management does not bear the electricity share of vacant beds.
If no AC usage occurs during the billing cycle, naturally no AC electricity charges will be generated.
Tenants who join or vacate in the middle of the billing cycle are charged proportionately based on the number of days stayed.
Monthly Common Bill = ₹6,000
10 Tenants = ₹600 each
If a tenant joins halfway through the month:
Payable Amount = ₹300
To maintain transparency and avoid misunderstandings:
✅ Meter readings are regularly recorded
✅ AC usage calculations are maintained separately
✅ Detailed electricity breakdowns are shared with tenants
✅ Meter photos/readings can be requested for verification
Any billing-related concern must be reported within 3 days of bill sharing.
Example:
Bill Shared On: 5th
Last Date For Dispute: 8th
After this period, the bill will be treated as accepted and finalized.
